What reports/studies are to be conducted before submission of a township establishment application?

Before the submission of a township establishment application, a detailed site analysis will ensure an appropriate and holistically defined township layout and application. The following reports/studies are to be undertaken during the site analysis phase to determine the technical service feasibility for the site:

  • Land Surveyor Certificate: The size, and shape of the property, as well as servitudes, are indicated by the Land Surveyor Certificate.
  • Geological Report: The geological assessment is meant to provide an overview of the site’s current conditions. Its goal is to detect geologic dangers and issues, as well as to evaluate the site’s suitability for the planned project.
  • Environmental Report: You will want to know whether there are any protected plant and animal species and other vital natural ecosystems on your property. The goal is to predict environmental constraints and impacts early in the project planning and design process, develop strategies to mitigate negative effects, tailor projects to the local environment, and provide the predictions and options to decision-makers.
  • Conveyancers’ Certificate: The principal purpose is to identify all title conditions indicated against the title deed of the property and to advise on how these title restrictions must be resolved for township establishment purposes.
  • Outline Scheme Report: The purpose is to determine whether there are water, sewage, and electrical capacity in the area and where services will be integrated.
  • Traffic Impact Assessment: The goal is to assess the effect that a particular development will have on the transportation network and how to mitigate the impact.
